If you are selling your home you would probably like it to sell sooner rather than later. Having a nice home and a good price does not ensure that your home will sell quickly. The right buyer may not see your ads or know your home exists, and people that would otherwise be interested might see the home in person and be turned off by seemingly minor things.

To make sure your home appeals to as many people as possible you have to make it look special and give potential buyers a reason to consider your home above any others. Price is a factor, but when someone finds a home they can afford and they fall in love with it, whether the price is a few thousand one way or the other is less important. The most important thing is making the buyer fall in love in the first place. Even if your price may seem a little high, few buyers will turn their back on a home that really impresses them.

It is often the little things that can really catch the attention of buyers. And sometimes it is the little things that can prevent a buyer from falling in love. Your home may look beautiful to you, but things like wear and tear and out of fashion designs and materials can cause a buyer to look elsewhere. For example, depending on the age of your home, the wallpaper and flooring may be out of style. Shag carpet and floral wallpaper are not very hot in the current market. Since you are used to your home you may not notice these things as out of the ordinary. But to a home buyer looking for something in particular, these flooring and wallpaper materials can break the deal.

I know that a buyer can simply replace the flooring and wallpaper themselves, but few buyers want to put up with the hassle and think they can find a more perfect home on the market anyways. Replacing your floors and wallpaper can cost you a bit of money, but it can help your home sell much faster and the money you spend can be added to the cost of the home and deter very few buyers.

In addition to flooring and wallpaper, you can also paint the outside of the house. A new coat of paint takes very little money and can help you sell your home much quicker. A nice paint job on the exterior of the home can draw much more attention with print ads. Doing some lawn work will have a similar effect.

Finally, remove any and all clutter from your home. All unnecessary furniture and knick-knacks should be removed to give the home a clean, neat and organized look. Ideally, you can place your belongings in storage or neatly packed in the corner of the garage if necessary.

Using these tips your home will appear much more attractive to anyone interested in it.

What You Can Do To Sell Your Home Fast

Yes, you want to sell your home and you want to sell it fast. It may be a seller’s market and every other home in your neighbourhood is selling and you think it’s going to be a cakewalk selling your home. You put your house up for sale, people come, a few offers pour in, negotiations take place and then something happens that the deal falls through. This happens more than not when it comes to selling homes.

The critical stage is when someone’s given you an offer and when the negotiation starts. First thing, when you get an offer, which in your opinion is ridiculously low don’t just reject it outright. In most cases, the buyer’s just testing the waters to see the best he can get. Always give a counter-offer however disparate your figure may be with the buyer’s offer. Once that’s done, you want to make sure the deal doesn’t fall through.

There are many ways in which you can close the deal fast and ensure that both you and the buyer are satisfied. What you can do is negotiate with some other items. Here below are a few examples:

  • Include a few items or appliances along with the price like your alarm system, dishwasher, dressing table, etc. This may also be a way to rid yourself of the items you were in any case not intent on using for yourself.

  • Offer a decorating allowance. This may be particularly applicable if the buyer likes everything but the way you’ve done up your home.

  • Offer pre-sale inspection and home warranty. A comprehensive home inspection combined with a home warranty reassures buyers that the property is in good condition and that certain repairs will be covered by insurance.

  • Offer a lease option where the buyer may rent the property with an option to buy later on. A percentage of the rent may be set aside as the buyer’s down payment.

  • Offer to pay for some of the closing costs such as the prepaid interest charges or the first year’s property taxes.

Feel free to be a little innovative with your negotiation and you may just find yourself with a deal faster than you thought.
